Landscaping can make a difference in selling your home. Many homeowners focus too much on improving their interiors and overlook the fact that it is their front yard that creates the essential first impression.
A well-landscaped lawn can make the difference in a potential buyer’s decision to step inside your home or not.  It implies to the buyer that the homeowner cares for his or her home and that the interiors would most likely be clean and well-maintained too. Great  landscaping can add as much as 5-11% to your home’s market value!
If you are planning on landscaping to improve your property, come up with a list of things that need to be done then start on the project right away. If you are going to sell your home, the best time to do landscaping is at least a month before you put the home up for sale. Remember, plants and flowers take time to grow, so do your landscaping well in advance.
The most common landscaping tasks a homeowner might need to add on their to-do list are:

1. Use Container Plants. Container plants add considerable interest to patios and doorways where people pass by the most. Since container plants are easy to move around, the design possibilities are endless.
2. Retouch the mulch. A fresh layer of mulch can do a lot in sprucing up your garden beds. It enhances the contrast of the plants surrounding it, making the colors pop out. Mulch is also very cheap and easy to apply. Try bark- it comes in a variety of sizes and colors.
3. Play with colors. That means, invest more on the flowering plants. They say yellow catches the eye and will lead potential buyers straight to your door. Playing with a variety of colors can make a more interesting and appealing garden.
4. Cut and trim shrubs and tree limbs. Nothing says neglect like a tree full of dead branches. Put your pruning skills to use all year round and make sure to trim your shrubs and trees regularly, not just when you are about to sell your home.
5. Add outdoor lighting. Outdoor lighting adds drama to the home, makes it more visible at night (for potential buyers who might drive through after sunset), and extends the home’s space after dark. It creates images of cozy family get-togethers, outdoor barbecues, and evening parties in the minds of would-be buyers. Use low voltage lighting to save up on electricity costs. You can hire a professional to help with the lighting design and installation. Many times local gardeners are able and willing to do this type of work if you are on a budget.
Proper landscaping will definitely make a big impact on your potential buyers. It is the key in determining whether they would want to go ahead and step inside your home or not.  Remember, a well landscaped home lures in potential buyers while a poorly maintained yard turns them off.

What are the advantages of a home warranty? Broken dishwashers, faulty heating systems, busted microwave ovens -these are the last things a new homeowner would want to worry about after settling into their new home. Having to spend on major repairs is a total nightmare for first time homebuyers since they find themselves virtually cash strapped after buying a home, with all their savings and money spent on the down payment and closing costs.
A brilliant solution to this problem, especially for first time home buyers without any experience in maintaining a home, is to get a home warranty.

What is a home warranty?

A home warranty is an insurance that covers repair or replacement of major appliances and household items that break down. Home warranties are good for one year and are available to both home buyers and home owners.  After a year, the home warranty policy can be renewed. It can be bought  from a home warranty company such as First American (http://home-warranty.firstam.com ) or it can be given as a free incentive to the buyer by either the Realtor or the seller, as part of their benefits for the buyer.

4. The service provider repairs the damaged appliance. If the item is beyond repair, the home warranty company may pay for a brand new replacement item and have it installed in the home. The extent of the coverage for replacing damaged items differs with each company.
5. The home owner pays a minimal trade service fee which is typically $50-60.
With the rising costs of maintaining and repairing a home, a home warranty is a good investment for any home owner. For a minimal cost, it could save you not just hundreds, but even thousands of dollars worth of repairs or replacements.  Home warranties are particularly useful for tenant occupied properties.

What is the importance of having a home inspection? If you are a homebuyer,  buying a home is one of the biggest investments you will be making so you have to make sure that you are getting your money’s worth. You need to know as much as you can about the home, whether newly constructed or an existing one, before paying for it. A home inspection could save you from buying a structurally unsound or defective home by identifying areas in need of repairs as well as maintenance requirements to keep the home in top shape. Only after a thorough home inspection could you make a well-informed and final decision on whether to buy the home or not.

For homeowners,  a home inspection can help you identify structural problems waiting to happen and could suggest measures on how to prevent these problems, which in the long run could save you hundreds of dollars in future repairs.

What is a home inspection and what does it cover?
You could hire a professional home inspector to do a visual examination of the home’s physical structure and systems. A home inspector’s job is not to pass or fail a home, but only to give an objective description of its physical condition and from there, give suggestions on areas for repair or improvement or what items need maintenance or replacement.

Where do I find a home inspector?

Referrals from friends or family who have hired home inspectors are good resources. You could also call the American Society of Home Inspectors (ASHI) at 1-800-743-ASHI (2744) and have them mail a list of qualified home inspectors to you. You may also ask your real estate agent or broker to refer you to home inspectors if they have a list available. Make sure to choose a home inspector that is associated with ASHI to ensure their reliability and that they follow the standards in quality home inspection.




How to Deal With Mold In Your Home

How do you deal with mold in your home? Is it really a problem? When most people think of threats and health hazards in the home, the last thing they think about is mold. Some people, on the other hand, are terrified by mold.

First of all, we have to understand what mold really is and how to deal with mold in our home.

Mold is neither plant nor animal. It is a kind of fungus. Mold will always be present anywhere, all it takes is the right amount of moisture, food, and humidity. According to the National Association of Home Builders , in just 48 hours, a moist environment combined with the right room-temperature conditions can lead to mold growth.  Mold has existed for 400 million years and no one is exempt from being exposed to it.

Here are the proper ways of dealing with mold in your home:


1. Inspect areas where mold is likely to grow

This includes areas that are moist and humid such as basements, bathrooms, kitchens,  and in walls moistened by leaky pipes. Mold could also grow on paper products, wood products, ceiling tiles, fabrics, and carpets. Always check these areas if they are moist or damp. Keeping surfaces clean and dry is the best way to prevent mold. It is advisable that bathrooms, kitchens, and laundry rooms have proper ventilation or if not, have an exhaust fan to vent the air outside since washing, cooking, and bathing can put moisture into the air. Attics and basements also need to be properly vented.

2. Have a regular schedule for cleaning your entire home.

While you cannot totally eradicate mold spores from your home, regular cleaning, especially in areas with high humidity and moisture, will greatly lessen mold problems. The U.S. Environmental Protection Agency (EPA) recommends that you only deal with mold if the moldy area is less than 10 square feet. For larger affected areas, you may want to hire a professional mold removal contractor. Make sure that the people you hire are professionals.  If the mold contamination is in heating ducts or other household systems, professional help is also required.  When dealing with mold, avoid breathing in mold and mold spores. Use breathing masks, protective eye wear and gloves. Respirators are available in the hardware store for only $12-$25. While cleaning a room with molds, make sure to keep the area ventilated, open the windows or exhaust fans.

3. Be aware of the health hazards of mold

Exposure to mold may lead to serious health risks – the most common is allergic reactions. Symptoms may include sneezing, runny nose, itchiness in the eyes, and skin rashes. Molds may also trigger asthma attacks in asthmatics. Other illnesses associated with mold, though not yet proven, are: headaches, dizziness, memory loss, cancer, and pulmonary hemorrhage.

It is also important to know about the home insurance policy on molds. Damage to property as a result of molds is excluded from the homeowner’s policy. The insurance industry justifies this by saying that damage due to mold is excluded to keep the homeowner’s insurance affordable. If a policy holder wants this coverage, they would have to pay extra for it.

Now that you know more about molds, make sure to do all preventive measures. Even if you don’t see mold, if you smell a musty odor, make sure to inspect all possible areas where it may be hidden and do the necessary clean up to avoid further damage to your property or potential health hazards.

At 6:00pm you can rock with the Beach Boys tribute band, Surfin Safari. This year the park will also be providing a fireworks display so be ready to stick around for the big show at 8:30. Fireworks are being sponsored by Sir Michael’s Party Rental & LA City Council member Jose Huizar

Echo Park Condos – The Sunset Five condos in Echo Park still up for grabs

We haven’t seen many newly constructed Echo Park Condos so the developers of the Sunset Five condo complex probably expected them to fly off the shelf.  You many have read my post about the Sunset Five condos in Echo Park.  I thought the units were over priced when they first came on the market, and 4 months later my opinion has not changed.

Below is a chart of the Sunset Five Echo Park Condos showing their relative size and price changes since they came on the market in October of 2009.

As you can see from the last column, the price reductions have not been significant. These units were originally listed with Furstenberg Realty.  From what I can see, there was nothing wrong with the agent or his marketing.  Like so many sellers, the developer failed to see that the “problem” is NOT the listing agent, but the price. These Echo Park Condos were relisted just days ago with Deasy Penner & Partners as if listing the units with an agent that “specializes” in architectural properties will really convince buyers to pay more than they should!  In my opinion, it’s just another example of sellers having an inflated opinion of the value of their property.

Don’t get me wrong, Echo Park is a great place to live but this complex is not like the Sunset Silver Lake lofts with their great locations within walking distance of Sunset Junction and The Cheese Store of Silver Lake.  These Echo Park condos are surrounded by some pretty shabby looking homes with a bus stop right in front.  Sure, this section of Sunset Blvd may someday be the place for all things hip but you may have to wait a while.

Do support groups help with Weight loss?

I am a firm believer that they DO!  I don’t know if it’s my competitive nature or feeling a sense of accountability to someone other than myself, but support groups have always helped me in efforts to lose weight.  Weight Watchers was successful for me for that very reason.   I doubt i would have stuck to the plan if i didn’t have to weigh-in weekly.  No, we didn’t report our gains and losses to each other but it certainly held me accountable.

Accountability works in real estate and in all forms of coaching.  It works for weightloss as well. Does anyone here have any suggestions on how we might be able to be a support group for each other in the rains?  All suggestions welcome!

STOP! Don’t answer that!!

STOP! Don’t answer that!!

I was excited that a potential buyer contacted me via Active Rain in response to a blog I posted about some new construction in Echo Park. He emailed me to tell me he agreed with my thoughts on the property. Terrific! Then he proceeded to ask me if I though $XXX amount was high enough to offer on one of the units and ended his email with “Thanks for your help! Interested in the property!”

Now I’m just as anxious to help as the next agent, but who is this person asking the question? He provided only a first name, no phone number and an anonymous email address from a trash2009.com domain address. That is a REAL domain being provided by a company at mytrash.com that provides anonymous email service to protect private email addresses. I can see where this could be very useful in some instances but if you want my help, why are you hiding from me?!

How do I know who this person really is? Is it the listing agent? Is it the property owner? Is it really an interested buyer? If It IS a buyer, is he currently working with an agent? Most likely he is a real buyer, but if he’s working with an agent I certainly don’t want to interfere with that agency by putting in my 2 cents. If he is not represented, great, I’d love to talk to him and discuss offer strategies. I responded to him that he should discuss this with his agent or if he has no agent I would be more than happy to assist him. I have not heard anything back and probably won’t at this point. Why do so many people expect us to provide specific advice to complete strangers via email or online? Because too many agents DO IT! Please STOP!

I think a lot of us are taking advantage of getting our names out there by answering questions on Trulia and Zillow and other real estate sites. We’re also responding to emails from people who come to our website and read our blogs. It’s great to be able to impart general information and I’m all for that, but answering very specific questions just feels like the wrong thing to do. Who wants that liability?!

I am forever amazed by the questions I see on Trulia Voices. Buyers ask questions about what they should do about this, that and the other thing WHILE THEY ARE CURRENTLY IN ESCROW! Most likely these people are working with agents and they should be discussing their issues with their own agent, not the agents of cyberspace! There are all kinds of questions like, “How much should I offer for this duplex?”, “I’m buying an REO and the garage needs to be torn down. How much should I ask for?”, “My agent says I should do “X”, what do you think?”.

We can’t possibly answer a lot of their questions in any meaningful way. By answering, agents could be putting themselves in a risky spot. They’re also perpetuating this anonymous behavior. There are times when a person simply needs to have a real relationship with a real agent. Instead of trying to guess the answers to makes ourselves seem helpful, why not direct them to speak to their agent or hire an agent to get the kind of assistance they really need? Some things are worth what you pay for them and free answers to ambiguous questions falls right into that category.
